General Terms and Conditions / House Rules
Dear guests,
We would like to offer you our house as the basis for a carefree and relaxing holiday and ensure the same for the guests coming after you. In order to guarantee this at all times, it is necessary that our guests accept and comply with the terms and conditions, or "house rules".
With your booking you accept our house rules, which is always a part of our contract with the tenant. The person in charge of the booking also ensures that all fellow travellers comply with the house rules.
General

Karibu Villa is solely a self-catering form of accommodation and is provided for a minimal rental period of at least 3 days.

The tenant(s) undertake to handle the facilities and equipment of our holiday home with due care. The rooms marked "Private" are exclusively reserved for the staff.

We kindly ask you to wear slippers/house shoes inside the holiday home and are very grateful if leave your street shoes in the entrance area.

Interior furniture may NOT be brought to the outdoor area or re-arranged.

Settings on electronic devices in the holiday home may not be changed or reprogrammed without prior agreement with the landlord.

The beds are made upon your arrival. They are usually changed every 2 to 3 days (by arrangement).

Our staff, in consultation with the guests, will ensure the house is cleaned on a daily basis (except on Sundays / bank holidays).

An initial supply of consumables such as drinking water, basic food, shower utensils, toilet paper, dishwashing detergent will be provided.

Smoking is strictly prohibited throughout the house. Smokers are kindly asked to go to the terrace or the garden area, and to use an ashtray. Completely cooled cigarette remains are to be disposed of in the residual waste. In the case of any burn marks or holes, or other smoker-typical impairments in the rental house, the tenant will report any damages and will of course assume the repair costs.

During the agreed rental period, you assume the duty of care for the rented property. Always close all windows and doors when leaving and always take the front door key with you. We will assume no liability for burglary or theft. Please use the safes installed in each bedroom for the safekeeping of valuables.

Kindly supervise your children and make sure that your "little ones" also comply with the house rules. We assume no liability for personal injury.

While using the air conditioning systems, the respective rooms must be kept closed! Operating the AC while out-of-house should be avoided at all costs.

Reckless behaviour in and around the property in terms of volume, excessive alcohol consumption and drugs of any kind is absolutely prohibited and can lead to an immediate termination of the rental lease.

The use of the pool is entirely at your own risk. The respective rules are clearly signposted in the lower terrace area and are to be followed.

It is strongly recommended to take out comprehensive travel insurance that covers all eventualities regarding illness, loss / damage of personal property or documents, liability claims, schedule changes etc.

The use of the property is reserved exclusively for the persons indicated in the booking. Should you wish to receive visitors in the house then the villa manager needs to be notified well in advance.

The villa manager and/or the staff are authorized to enforce appropriate measures in case of non-compliance with these rules of conduct in the interests of the landlord. In the case of gross violations this can lead to an immediate termination of the lease, without any refunds of sums already paid.

Varying climatic conditions (monsoon) can mean that insects of any kind can occasionally appear much more frequently, but this does not represent a reason for rent reduction.
Payment

The tenant is obliged to pay a deposit of 20% of the total invoice amount within 14 days from the conclusion of the lease. The balance is payable in cash at the latest on the day of arrival before the rental period begins. The details of the payment methods are stated in the booking confirmation. The landlord reserves the right to withdraw from the lease in the case of non-timely payments.
Cancellation

The tenant has the option to withdraw from the lease, or to pass this on to a third party. A corresponding declaration of withdrawal, in writing, should be received by the landlord no later than 4 weeks before the rental date. Cancellations received after this deadline will result in the deduction of the advance payment made. Cancellation during your stay does not entitle you to a refund of any amounts already paid.

Should the landlord be forced to cancel a booking due to unforeseen and substantial damage to the property (making it uninhabitable), we will do our utmost to offer adequate alternative property. If this is not possible, or if the tenant does not agree, then any amounts already paid shall be refunded in full.
Arrival and Departure

Arrival and departure times are dependant on respective flight schedules and will therefore be arranged accordingly.

To avoid any misunderstandings, the key handovers on the arrival/departure day should be arranged directly with our staff / villa manager on site.

Please leave the holiday property in its proper condition, i.e.:

Empty the fridge and wipe it down

Wash and dry any remaining dishes and put them back in place
-
Dispose of any remaining foodstuff
-
If necessary, clean the oven, grill and fireplace
-
Tidy the garden furniture
-
Switch off all electrical appliances (except the refrigerator)

Dispose of household waste in the designated bins
-
Sweep all floors before leaving
-
Please check that all doors are closed before returning the keys

Kitchen
-
Dishes, cutlery, pots etc. may only be returned to their storage places in a clean and dry state.

Always use coasters when placing hot items such as pots or pans on tables and countertops.

Use a chopping board as a base for cutting and chopping food.
-
We kindly ask you to make sure to leave the inside of the oven and the microwave clean. Cleaning agents for the oven are also available.

In tropical regions, it is highly recommended not to leave any food lying open, especially over night.

The water dispenser will be filled upon arrival. If necessary, the water tank can be exchanged in-house and is not included in the rental price (our staff will be happy to help you with the purchase).

Terrace / Balcony

The seat cushions for chairs and garden loungers should be taken inside the house overnight and/or in rainy weather.
Barbecue

The charcoal grill is always at your disposal.

Fire accelerators and open fires are strictly prohibited!

There is an accessory box available for barbecuing; should the contents be used-up or damaged, then they are to be replaced by the tenant.

Please clean the grill after use and dispose of the cooled ashes and any grill residues in the residual waste.
Parking

You may park on the selected parking spaces in front of the holiday home. The landlord assumes no liability for parked vehicles in the parking lot or for their contents.
Internet Wi-Fi
-
You may connect your devices to the free WIFI network we provide. The data volume included in the price is 4.5 GB and can be extended as required by the tenant (this is preferable due to very high Internet prices in the Seychelles, and is organized by our staff / villa manager). You will receive the valid WLAN code upon arrival.

The tenant always uses the internet at their own risk. The landlord assumes no liability for any activities of the tenant in the network.

Please understand that we have to protect ourselves against any misuse by means of a signature on your part.

Laundry

Please consult our staff should you wish to avail of the laundry services.

Pets

Pets are not allowed!

Damages
-
Any damage caused by the tenant must be reported and replaced (by the tenant) immediately. Upon arrival at the home, the tenants should check the equipment to make sure everything is there and in working order. If something is missing or not in order, then this must be reported to the landlord immediately. Any damages incurred during the rental period must also by reported immediately. If tenants fail to comply with this obligation to notify then landlord, then they are not entitled to any possible reduction in rent resulting from missing or damaged items. Should undeclared damages be discovered after the tenant's stay, then the landlord has a right to compensation in a reasonable amount.

Disposal

There is no segregated waste disposal system in the Seychelles, so collection containers are available in the entrance area. We provide separate containers for metal cans and plastic bottles.

Never throw food scraps, rubbish or toiletries in the toilets or drains.

Disclaimer

The landlord assumes no liability and/or costs for: injury/death of tenants due to accidents or other events; damage to personal property / equipment; inconvenience / expenses such as delays / cancellations / diversion of flights, missing or invalid travel documents / health certificates. This disclaimer further applies to: politico-economic changes / conflicts / unrest, weather events / storm damage / catastrophes / epidemics, technical failures (water/energy supply).
